Prevent problems.
Repairs · Preventative Maintenance · Leak Response. Most roof failures start small: a clogged drain, an open seam, a failed flashing at a rooftop unit. Caught on schedule, they take a few hours of labor. Missed, they reach the deck and insulation and become a capital project.
What maintenance includes
Preventative maintenance
Scheduled spring and fall visits. We clear drains, scuppers, and gutters, remove debris, repair seams, flashings, sealant, and penetrations, and document it all in a condition report.
Roof Maintenance Program →Repairs
Every repair is documented with before-and-after photos and logged against the roof's history, so the next person on the roof knows what was done and why.
Leak response
Call as soon as you see a leak. We're on the roof the next business day, and the same day where possible for Portfolio clients.
Keep the manufacturer warranty intact.
Most manufacturer warranties require the owner to maintain the roof, not just inspect it, and to give written notice of a leak within a short window, often 7 to 14 days.
For roofs in our program, we keep the maintenance log your warranty requires and send the leak notice for you.
Repairs on roofs not in a plan.
St. Louis–area roofs. Roofs in a Maintained or Portfolio plan include repair hours on every scheduled visit.
