How it works

From property list to capital plan.

  1. Send your property list.Addresses and site contacts. Roof sizes, ages, and warranty documents help if you have them.
  2. Desk review. We measure every roof from aerial imagery, pull hail and wind events at each address, and plan the visits.
  3. On the roof.Walk-on inspection, moisture readings, fixed photo points and, where conditions allow, an infrared moisture survey. Cores to confirm wet areas.
  4. Report and walkthrough.A page for every property, the portfolio summary, and a call to go through it with you and anyone from ownership you want on it.
Why we do it this way

The assessment is the start of the relationship, not a sales visit.

Every roof we assess becomes a baseline. If it later enrolls in our Roof Maintenance Program, every future report is measured against that first one, so you can see what changed and when.

When a roof can be restored, the report says so. When it can't, it says that too, and budgets the replacement. You're under no obligation to award us any of the work it recommends.

What the report is not: an engineering certification, an opinion on insurance coverage, or a claim filing. It's a dated, photo- and data-backed record of each roof's physical condition, and it belongs to you, with the raw photos and readings.

Cost

Complimentary for portfolios of 10 or more roofs.

For smaller portfolios, the assessment is quoted per roof and credited toward work you award us. For a single building under LOI, see Pre-Acquisition Roof Due Diligence.

Questions

Before you send the list.

Do we have to award you any work?

No. The report is yours either way. Most owners use it to set next year's budget, and some take it to other contractors for pricing.

What do you need from our team?

The property list, a site contact for each building, and roof access. Warranty documents and past repair records make the report more useful but aren't required.

Which roof types do you assess?

Low-slope systems: single-ply (TPO, PVC, EPDM), spray foam, modified bitumen, built-up, and low-slope metal.

Will tenants be disrupted?

Rarely. Inspections happen on the roof. We coordinate access with your site contact, and cores are patched the same day.

What about buildings outside St. Louis?

We're based in St. Louis and travel for portfolio work. Buildings outside the metro are scoped with you before we start.

Why do you need infrared?

A roof's surface can look fine while the insulation under it is saturated. Wet insulation decides whether a roof can be restored or has to be replaced, so we map it instead of guessing.
