ASSETROOF GROUP
Pre-Acquisition Roof Due Diligence

Know the roof before you close.

A written roof report with the dollar figures your underwriting needs, delivered before closing. A roof can be one of the largest capex lines on a commercial building, and a seller's disclosure rarely says what it will cost or when.

What the report covers

Five sections, built for the deal.

SectionWhat you get
Current conditionRoof system type, membrane, seams, flashings, drainage, and penetrations, documented with photos
Moisture assessmentA scan for wet insulation, which decides whether the roof can be restored or must be replaced
Remaining service lifeOur estimate of how many years the roof has left as it stands
Capex reserveDollar figures for full replacement and for restoration, side by side
Storm and claim historyHail and wind events at the address, and any storm damage that should affect price or an open claim on the seller's policy

Measurements come from aerial imagery, checked against the on-roof walk.

What it does for the deal

Four uses, one report.

Price

A documented roof cost supports a price reduction or seller credit before you close.

Underwriting

A real capex reserve for your model, your lender, and your investors, instead of a guess.

Hold plan

If the substrate is sound, a restoration can defer a full replacement. The report tells you which path the roof supports.

A straight answer

If the roof is in good shape, the report says so in writing. That's worth knowing too.

How it works

  2. We inspect.Roof walk, moisture scan, photos, and cores where needed, scheduled around your diligence window.
  3. Report and call. The written report, followed by a 15-minute walkthrough with you and your team.
Context

More deals, more roofs to underwrite.

US commercial real estate investment volume reached $545.3 billion in 2025, up 23% year over year.1 Every one of those buildings had a roof someone had to put a number on.

After you close: every building we've inspected is already baselined. Enroll it in the Roof Maintenance Program and get next-business-day leak response from a team that already knows the roof.
